B. OCCUPANCY CHECKS
Occupancy Checks
We perform initial occupancy checks, photo services and continuing occupancy verifications as needed.
C. CASH FOR KEYS
We contact and negotiate voluntary vacancies as requested by our clients. Services include physical contact attempts, door hangers and registered letter mailings.
D. EVICTIONS
We will coordinate with your attorney and local law enforcement to attend evictions and schedule locksmith services.
E. PROPERTY PRESERVATION
We have a bank of qualified and experienced vendors for property preservation. All of our vendors are insured and are experienced with all aspects of REO preservation, from locksmith services and winterization to rehab projects. This enables our clients to obtain the highest return on resale value for their properties in the current market climate. We provide photo documentation of any services performed, before and after, to verify the services you have ordered. Our preservation services are followed up by us--personally--on weekly property checks to ensure that the properties are maintained to your standards. We will make marketing recommendations for items that we think will help your properties sell more effectively.
F. PROPERTY PRESERVATION WITH YOUR FIELD ASSET COMPANY
Preservation items conducted on your properties by national field services, are also followed up by us on a weekly basis. We have worked with many of these companies with other clients and are able to provide a close working relationship with your chosen contractor.
G. BPO SERVICES
We provide both interior and drive by BPOs for valuation, PMI inspection, routine updates and other needs. Our BPOs are handled only by experienced professional brokers to meet your deadlines and accuracy.
H. RECURRING REPORTS
We perform recurring marketing reports set to your required timelines and guidelines.
I. LISTINGS
All properties are listed in the Triangle MLS, and are linked to a centralized showing service. Agents can contact professional appointment center staff at any time to schedule showings. All showing agents are asked to provide feedback from each showing logged, allowing us to better advise our clients on pricing, interest, and market conditions regarding their listings. When you list your property with us, you have the power of over 5000 agents in the Triangle area who are members of Triangle MLS. Additionally, you will have the direct cell phone numbers of our team members who are on call, full time to service your needs.
J. OFFER NEGOTIATIONS
Prior to presenting offers we set the expectation for buyers and buyers agents on what to expect when purchasing an REO property. Our close working relationship with our sellers helps us to help them negotiate and work through a transaction. We provide seller addenda and require prequalification or proof of funds with all offers. We are able to limit contract failures due to improper paperwork, non-committed buyers and unsteady lenders. Many of our repeat buyers focus on our listings because they appreciate our knowledge and seamless approach to contract negotiation. We set the expectation, so they know what to expect, and it makes it fast and smooth for everyone.
K. CLOSINGS
Our goal is to make the closing process as seamless and easy as possible. We strive to educate buyers and buyer agents how the process typically works and what to expect. We provide consistent contact with selling agents, lenders, and closing attorneys to meet timely closings and avoid unnecessary fall-throughs.
