Know your options when you canít pay your mortgage!
Don't give up your home without considering your options. A foreclosure will hurt your credit rating and make it difficult or impossible, to buy another home in the near future. If the proceeds from selling your home do not cover the unpaid portion of your loan, your lender may claim for the remaining balance. Here are some of the options you have to save your home.
A Repayment Plan will take the delinquent amount and allow you to add a small amount to each Mortgage payment until the delinquency is caught up. This addition must bring the account current within 12 months. This must be made through your lender directly. You donít have to pay anyone to do this for you. Just call your lender and tell them your situation. They will review your account and finances and may make suggestions for repayment of the past due amount. The may even do what is called a Short Refinance or loan modification. You wonít know unless you ask.
A sale of a house in which the proceeds fall short of what you still owe on the mortgage. Many lenders will agree to accept the proceeds of a short sale and forgive the rest of what is owed on the mortgage when the owner cannot make the mortgage payments.
