Checklist for Buying a House
One of the most important things you can do is to make yourself a checklist as you search for, find, and buy a home.
Be an informed Buyer.
Familiarize yourself with the mortgage process.
Begin the application process by getting prequalified and preapproved from a Mortgage Lender.
Be aware of your credit situation.
Work on your budget before you move.
It normally takes 30 days to move if a home is vacant and an average of 60 to 90 days if a home is owner occupied.

Keep track of the properties that you have seen and keep a scorecard on each property as to location, zoning, acreage, frontage, depth of lot, condition,style (Bungalow, 2 Storey, Side or Backsplit, Raised Ranch, etc., exterior, taxes, amenities e.g. circular staircase, whirlpool bathtub, ceramic or hardwood floors, HRV, Water Softener, C/Air, C/Vac, Inground or Above Ground Swimming Pool, Gas Heating/Oil Heating, Propane Heating, Electric Baseboard Heating, Landscaped, Deck, Fenced Yard, square footage, attached or detached garage, full basement or part basement, # of Bedrooms, # of Bathrooms, is there a Dining Room, plumbing, shingles, amperage, septic, well, point, cistern, survey, and possession date.

Negotiate your best deal using the information you have acquired.
If you haven't already done so, apply for a mortgage loan.
Secure Final Loan Approval and Commitment from the Lending Institution.
Arrange for a Home Inspection.
Learn about Home Warranties and what they cover.
Compare and secure Homeowners Insurance.
Choose a Lawyer for closing.
Make moving plans. Make comparisons and reserve time.
Do a Final Walk through of the house.
Final Closing and Settlement.
